Who it is for
microPM is built for owners of one or a few rental properties and for small property managers who want leases, rent and maintenance in one place. It is not built for large groups, advanced multi-owner management or anyone looking for a channel manager.
What you can do today
These features are available in the public beta:
- Properties and units — create properties, units and types; the status (occupied, vacant, in maintenance) stays visible on the dashboard.
- Leases — link a tenant to a unit with a start date, rent and deposit. A unit can have one active lease at a time.
- Rent — see due, paid and outstanding month by month. Record a payment and attach the receipt; confirm the "I have paid" claims sent by the tenant.
- Maintenance — the tenant opens a request with a description, urgency and, when needed, a photo. Status and history stay visible to both sides.
- Documents — upload leases, receipts and attachments to private storage and choose what to share with the tenant.
- Messages and announcements — per-unit or per-lease conversations and announcements to every tenant of a property.
- Rent CSV — export the monthly rent report as CSV.
- Separate roles — landlord portal and tenant portal with distinct permissions.
What it does not do today
- It does not take payments online. Recording a payment is a note; it does not move money. A tenant's payment claim is not a verified payment until the landlord confirms it.
- It does not file a lease for tax purposes and does not replace an accountant, legal advice or statutory obligations.
- It is not a backup. The rent CSV is a partial report, not a complete export or a safety copy.
- It does not manage channel managers, dynamic pricing or advanced multi-owner management.
- It does not offer every kind of export. The rent CSV is available today; maintenance and lease reports cannot be exported yet.

Example using fictional data. The names, amounts and statuses below are invented and only show how microPM presents a month of rent. No real dashboard is loaded on this page.

How to start
- Owner or manager: create an account from the public link, confirm your email and sign in to the portfolio. Public registration is the access route: no separate application is needed.
- Tenant: you join only through the landlord's invitation. Without an invitation you cannot create a lease or enter the tenant portal.
- First steps: create the property, add the units and then the lease. The public FAQ and the guide inside the portal explain the everyday operations.
Free trial
The public beta is running and initial access is free while we collect feedback. Beta limits
- Features may change, be incomplete or stop working.
- Service continuity, uninterrupted availability, freedom from errors and fitness for a specific purpose are not guaranteed.
- There is no agreed service level (SLA).
- Check counts, payments and exports; keep independent copies of important documents.
- The beta does not reduce privacy and security obligations.
