microPM is an experimental service in public beta. Features, interface and content may change, be incomplete or stop working. To the extent permitted by law, we do not guarantee service continuity, uninterrupted availability, freedom from errors or fitness for a specific purpose. There is no agreed service level (SLA). We do not guarantee that the service will remain available indefinitely. This does not exempt microPM from the privacy and security obligations required by law. Rights and liabilities that the law does not allow to be excluded remain in force.
Check counts, results, payments and exports before using them for decisions or filings. Keep independent copies of important documents. The service does not replace legal or tax advice, nor statutory obligations. A tenant's payment claim is not a verified payment: the payment is recorded by the landlord or manager. Recording a payment does not move money and is not an online payment.
Whoever enters data is responsible for its truthfulness, accuracy, currency and lawfulness, within their own role. Whoever enters third-party data or documents must hold the necessary rights and legal bases. Unlawful content, false data and unauthorised access are prohibited. The legal bases for processing are set out in the privacy notice: we do not ask for a generic consent for every processing operation. The user's obligations do not remove the platform owner's obligations.
The service requires processing to provide and manage the service, offer support, protect security and meet applicable obligations, as described in the privacy notice. microPM does not sell or monetise the data you enter; does not use it for advertising or commercial profiling; does not use it to train artificial intelligence models; does not use it on its own for purposes unrelated to the service. Necessary technical providers may process the data only to deliver the service and do not acquire ownership of it. We do not promise an absolute absence of human access or of communications to third parties: access and communications take place within the limits described in the privacy notice and under legal obligations.

The privacy notice describes the roles: the platform owner is the controller for account data and the processor for tenancy data entered by the landlord. We verify identity, authorisations and third-party rights before acting. No user may export or erase another person's data without a legal basis.
Within applicable obligations, we allow export and erasure of the data within our remit on a legitimate request. The CSVs already available are partial extracts: they are neither a complete export nor a backup. The export requested from the platform owner is distinct from GDPR portability. We do not promise a complete export of every document or attachment: the export covers what the service can produce at the time of the request. We do not promise instant erasure from backups, logs or provider systems. Retention periods are: account data [[ACCOUNT PERIOD]]; tenancy data [[TENANCY DATA PERIOD]]; privacy requests [[REQUEST PERIOD]]; technical logs [[LOG PERIOD]]; backups [[BACKUP PERIOD]]. Backups follow the [[BACKUP CYCLE]] cycle.
Keep your credentials safe and report suspicious access. Respect roles and permissions. Abuse, interference and access to other people's data are prohibited. The platform's security measures do not shift all responsibility to the user: each party is responsible within its own scope.
The beta evolves: we may change features and these terms. Changes will be communicated with [[CHANGE NOTICE PERIOD]] days' notice by email or in the reserved area. We may suspend or close the account in the event of [[GROUNDS FOR SUSPENSION]], with [[SUSPENSION NOTICE PERIOD]] days' notice except in urgent cases or where required by law. On closure, you may export the data within our remit within [[EXPORT WINDOW]] days. We do not promise service continuity beyond what is stated.

Connections are encrypted with TLS. Some sensitive personal data is encrypted at application level before storage, with keys protected separately from the data. Files are kept in private storage. Passwords are handled by the authentication service and are not stored in clear. Databases, backups and storage are encrypted at rest according to the configuration of [[INFRASTRUCTURE PROVIDER]] in the [[REGION]] region; backups are retained for [[BACKUP PERIOD]].
